If you are thinking about purchasing a home, our homeownership programs can answer common questions and provide you with the knowledge you need to navigate your way through the home buying process. Personalized one-on-one sessions can teach you identify and overcome barriers to home ownership, by assisting you in creating a home purchase plan and walking you through the process of home buying. We will advocate on your behalf and coach you to deal with all real estate professionals so that you can make informed decisions about your home purchase. HRI has experienced and certified professionals that can help you!
HRI eHome Online Education Course
If you would like the opportunity to learn at your own pace or are unable to attend one of our homebuyer education workshops, check out HRI’s eHome online education course. Learn about the home buying process from start to finish as you go through this 8 hour online course.

In order to receive your Certificate of Completion, you must schedule one-on-one appointment (intake) with an HRI certified Homeownership Specialist. Your Specialist is prepared to review your information, answer questions and walk you through the purchase process.
The Certificate of Completion is valid for one year.
Course fee is $100.
Home Buyer Education Workshops
Take the first step to homeownership and attend one of our HomeWorks for Homebuyers Education Workshops.
Our monthly workshops are designed to provide an extensive overview of the home buying process. Find out if purchasing a home is right for you; what you need to know before you purchase a home; and learn about the role of real estate professionals in your purchase. Completion of education classes is required for most down payment and closing cost grants as well as many special loan products. View the Education Class Calendar to begin the registration process.
After completing the workshops, you must sign-up for a one-on-one counseling session or attend credit counseling based upon your assessment. You will be required to provide all required intake information in order to receive a certificate of completion for the workshops.

One-on-one Pre-Purchase Counseling
Our experienced and certified Specialists will meet with you individually to work with you to create an action plan that can lead to homeownership. Our Specialists can provide insight into a process that can sometimes be very confusing and provide you the support needed to become a successful homeowner.

Housing Resources has the ability to help you reserve the following grants:
Down Payment & Closing Cost Grants
Upon your Homeownership Specialists’ assessment, consideration for a down payment/closing cost grant is initially determined. In order to be eligible for these grants, you must meet income and other guidelines. Based on funding availability, eligibility and an accepted offer to purchase, HRI Specialists complete grant applications to reserve down payment and closing cost funds on your behalf.
City of Wauwatosa Down Payment Assistance
If you are purchasing a home in the City of Wauwatosa you may be eligible to receive a one-time forgivable loan of up to $5,000 to help you with down payment and closing costs. You must meet income eligibility and other program guidelines. Click here for more information.
Housing Cost Reduction Initiative (HCRI)
This assistance (up to $3,000 based on household size and annual income) is made possible through funding received from the State of Wisconsin-Division of Housing. These grant funds are forgivable over the initial three-year period of owner-occupancy for homes purchased in Milwaukee, Racine, Kenosha, Walworth, Waukesha, Washington or Ozaukee Counties. HOME Consortium Down Payment Assistance
The HOME Consortium home ownership assistance program helps families afford a home of their own by providing deferred loans. The DOWN PAYMENT ASSISTANCE LOAN (DPA) program provides eligible home buyers with a forgivable loan of up to $5,000 to be used for down payment and/or closing costs. Funds are for buyers purchasing in Waukesha, Jefferson, Washington or Ozaukee counties. For more information, click here to visit the HOME Consortium website.
The Downpayment Plus® Program provides $6,000 in grant assistance to homebuyers state-wide who meet income guidelines and other qualifying criteria. Funds are for down payment and closing costs and are forgivable over a five year period of owner occupancy.
Movin’ Out AHP Down Payment Assistance
This program provides down payment assistance for first-time homebuyers with a permanent disability or who have a family member with a permanent disability. These funds can be used to purchase a home anywhere in Wisconsin. Contact 1-877-861-6746 or go to movin-out.org for additional information.
Please keep in mind that you can work with only one counseling agency when applying for grant funds.
